Establish Your Wants and Needs

Take the time to think about what you’d like to have in your new home, then separate that list into the things you must have from the things you’d like to have. Obtain Pre-Approval

Now that you’ve figured out what sort of home you’re looking for, you need to find out what you can afford. Getting preapproved for a home loan will move you along to home ownership in a number of ways:

  • You’ll know exactly how much lenders are willing to loan you and, therefore, how much house you can afford.
  • Preapproved buyers are preferred by sellers because your status indicates that you’ve undergone a rigorous financial background check; that a lender is waiting in the wings to fund your home purchase; and that the risk of a deal falling out of escrow due to unforeseen financial issues is low.

Find Your Home

So you’ve figured out where you’d like to live and the amenities you’d like your new home to have. And armed with your pre-approval, the fun part begins and you can start your search in earnest. Initially, your Goodyear Realty agent will do all the legwork and find potential matches in the available housing inventory. You’ll receive regular updates from your agent and home tours will be scheduled at a time that’s convenient for you.

Make an Offer

Once you’ve decided on a house, it’s time to make an offer. Utilizing our extensive knowledge of local market conditions and trends, pricing of comparable homes, as well as the condition and unique amenities of the individual property for sale, Goodyear Realty will calculate a fair valuation for the house and will work with you in determining a correct offer price.

In addition to price, however, the offer contains various terms which you and your agent will review in drafting the written contract. These items might include:

It’s important that you go over this contract very carefully with your agent before submitting it because should the seller accept your offer right away, this document immediately becomes a binding agreement.

Negotiations

Although the seller may accept your offer as is, it is more likely that he or she will submit a counteroffer. You will have an opportunity to review the amended contract and you may choose to accept it, reject it or make another counteroffer of your own. Remember, the offer contract does not become a binding agreement until both the buyer and the seller agree to the changes made.

Closing
